DO NOT WAIVE INSPECTION WHEN BUYING A HOUSE IN KNOXVILLE.
Looking around at buying a house at one of the worst times. We've got high interest rates, uncertain future, low inventory, but I need a place.
Found a cute place. New paint, new kitchen, fancy appliances, new bathrooms, new roof, beautiful lot and a pretty decent price at 360k very close to downtown. The house has obviously been flipped, but so have a lot of houses in Knoxville.
Well... I met with the home inspector. Can't get to the whole crawlspace because the owners have blocked it with ducting/trash from remodeling, but immediately identifies a bulge in the foundation. Since he can't see the rest of it, who knows what else is wrong with it.
There have been new floor joists put in, but they obviously used shit contractors/did it themselves. The joist has cinder blocks propping it up in the wrong orientation.
Thermal camera shows leaks in the ceiling under the 2nd floor bathroom and from the roof. Turns out there is little to no flashing and water has been rotting the roof.
Oh, and the siding is likely asbestos tiles. Meaning any work on the 100 things wrong with the place, including the roof, may involve working with asbestos.
If this were 2020 some peeps would have bought this house and waived everything, likely ruining their life by borrowing a bunch of money to buy a lemon.
Do not waive inspection folks. With how many houses in Knoxville being built before 1960, you never know what could be wrong. It doesn't matter how pretty the outside and the Zillow pics are, don't do it.
