Two townhouse options. Which one?

So just so you know, we put in an offer in one and they accepted it, but we haven’t signed yet. The other option is currently still available. Both in same area and zip code. I’m a little hesitant about the one we are putting an offer in, but that’s the one my husband REALLY wants to do. But which one do you guys think?

Option 1: $600K townhouse, 2019, no deck, willing to cover $11,000 of our closing cost. Beautiful neighborhood with lake, modern open concept kitchen and living space, 3 beds 3.5 baths, 2 car garage, 2600 sq ft, fenced in yard

Option 2: $585K townhouse, willing to take $580K, 2014, toll brothers house if that means anything to you, deck, very nice neighborhood, but no lake, a more dated kitchen, but all appliances are updated and kitchen still looks fairly modern, but no open concept, 3 beds, 3.5 baths, 2 car garage, 2800 sq ft, fenced in yard
