Unmarried partner visa

My partner and I have been dating for 6 months. He bought a house and we will live together soon. However, my current YMS visa will expire on Jan 2024. I am trying to find a job with a visa sponsorship. wonder if I can apply to unmarried partner visa? I know we haven’t lived for 2 years but buying a house could mean relationship akin to a marriage? Also, if I want to switch from my current one to the visa, I can apply to the visa 3 months before the current one expires? Thanks,
