What should be next step in 2024?

I am terribly confused. Got my license in May 2023. Been doing atleast 1 open house every weekend since then and have got leads but zero conversion. Have been told on tours they I am good with my area knowledge, have good insights on tricks to negotiate but all fails as have almost zero in pipeline.

Have been ghosted multiple times, given wrong information or when almost at the end client decides to postpone until next year. Been promoting on Insta, have cards at local shops still no luck.

Should I sign up with zillow? Or should I join a team? Or keep working at open houses and it will eventually work. Kind of loosing hope at this point.

PS: Zillow is too expensive for my zipcode...they quoted me $4k/mo. -6 month contract to receive good leads
