Foreclosure on inherited property.

My mother and father are both on the deed, but passed decades apart. My mother passed without a will. My sister and her kids have been living in the property but my sister stopped paying the mortgage 6months after moms passing. I had no idea and she lied the entire time stating she’s paying the mortgage. I found a notice at the home from the bank stating not to make any payments as the home is in foreclosure. My mom remarried in 2017 but her husband was deported in 2018. I have guardianship of their child and her husband is being extremely difficult with trying to sell this property. I haven’t spoken to him in almost a year. I’ve tried to probate the property but keep hiring lawyers who are worthless and wasting thousands of dollars. My sister is no help and a alcoholic. I’ve had thousands of ppl call me to try and buy the house, even signed 2 contracts which one has expired. The home is set to foreclose at the end of the month and I have a billion ppl trying to throw contracts at me. Atp Im over it and rather let the house go, but another part of me wants to try and sell it. There’s less than 40k owed on it and I haven’t been offered more than 130k. Any advice would be appreciated. -FLORIDA

*new husband will take half of everything and doesn’t support his child I’m taking care of. The home also needs ALOT of work. Multiple holes in the ceiling, broken windows, no heat or a/c, plumbing and electrical issues etc.
