Advice for a desperate home owner

My husband and I bought a house in April 2024, The house belonged to one of his friends. The Ac/heater doesn’t work, he completely redid the floor work with a sticky vinyl and those are coming off. The bar area, i’m pretty sure the cat did its business inside of it. The sink in the bathroom is broken. There’s just a lot happening in this house and it isn’t really worth the mortgage we pay for it. My husband and I would really just like to sell it (hopefully) and move on with our life. Any advice on what to do, how to start. Anything Please.
