Selling house after divorce and want easy as possible - Phoenix AZ

Hello,

Ex-partner and I are cohabitating but divorced, we agreed to sell after December 2024. We bought at 331k in 2021 in metro Phoenix and it's worth at best 340-360k now. We owe 290k.

I want to sell 'as is' and make as easy as possible. I will basically sell as long as no loss, I am so fed up that I just want out. I am going to scout cash buyers/investors just to see what happens... My ex does want at least the 15k they invested in the backyard.

My ex is not motivated to sell and will not be helpful or reliable. I cannot rely on them to even keep their space clean for showings so I am dreading a traditional sell.

I am just looking for general advice on selling process, cash buyers, getting a real estate agent...especially for my situation where I am prioritizing ease.
