Should I hire an attorney?

Ive lived in my house for 1 year, and In the listing of my house, it said I have a 2 year old water heater, 2 year old furnace and and re coated roof 2 years ago (mobile home). My water tank is 16 years old, the furnace is at least 5 years old, and the roof hasn't been coated since 2012. My realtor even verified! I guess it's my fault I didn't get an inspector, but I just need some guidance before I drop $800 on a water tank, $300 getting the furnace serviced and $400 doing the roof.
