Roofing Opinions.. NJ
I have an older home that I will be listing soon. When we bought the house 12 years ago our inspector said the roof will need replacement soon as there were leaks in our attic. In my world of cheapness there were "new" shingles in our basement and I repaired the roof and it no longer leaks. My question is the roof is from 1990s there are obvious signs of degradation and I keep replacing shingles as they break in storms. Should I just pay someone to replace the entire roof before listing. Our house is completely remodeled minus the roof if we did the roof the house would essentially be perfectly walk in ready. What is anyone's opinion on this matter? The estimates I have had pre COVID 7k -12k so I am assuming it won't be less than 10k currently
