Navigating re-qualifying for FHSA
Hey PFC!
I'm just curious what some more experienced opinions would be on my family's scenario. If speaking to a fiduciary FA is the next step then that is what I'll do.
About me:
-30M and my wife 29F have 2 young kids My income fluctuates with OT, 240k last year but 200k should be a reliable number. DB pension.Wife is SAHM -Currently renting for 2500+ in Ontario -Bought a house in 2016 and sold in early 2021 because we moved for work -Still 7 years left in rsp Home buyers plan from first house -Maxed TFSAs and RESPs w/ some other savings, nothing too substantial
We have kept our TFSAs in fairly liquid investments (cash.to), thinking we might need the funds for a down payment if our dream house came on the market. Kicking ourselves now that we still haven't bought back into a diversified etf because we have obviously missed out on lots of market gains, but that's beside the point now.
We are now realizing that we qualify for a fhsa soon, so that might put our house hunt on hold. If our understanding is correct, this is the 4th year that we have not owned a house so we should be able to start contributing to a fhsa. With the exception of societal pressure to buy a house, we are happy renting for the meantime, getting to focus on the kids a little more than house projects. FHSA just seems like a supercharged TFSA that we should really take advantage of and maybe not even need to use our current TFSAs (allowing us to put those in something like xeqt or the like). Our landlord did have the rental house listed for sale before we started renting. The idea that it could be listed again out of the blue does scare us a bit.
Also looking for more info on using my (or my wife's) RRSP savings for HBP again, however I think I would have to fully pay off the last one so would we both not be able to do that until the 15years is up?

Edit: also wondering if there is a timeline for when my wife could claim her contributions for a tax deduction since she is currently not working
